Step 1: Designing Your New Home with Our In-House Architectural Designer
Your journey begins with a collaborative design session led by John, one of Elandra Homes owners
and a seasoned architectural designer. Unlike other builders who limit you to just a few drafts, we
refine your design until it is perfect. Our in-house process means fewer miscommunications and a
deeper understanding of your block’s unique potential.
Step 2: Site Surveys and Tailored Planning
Once your design concept is in place, we organise site surveys to assess the slope, access points, and orientation of your land.

Step 3: Compliance, 3D Renders & Tender Presentation
Next, your design is handed over to Paul, our in-house draftsperson and compliance specialist, who
ensures your plans meet council and regulatory requirements. We also generate detailed 3D
renders so you can visualise your future home before building begins. At this point, we present a
fully transparent tender, with John personally walking you through every detail so you understand
exactly what is included.
Step 4: Documentation for Council or Certifier Approval
Following tender acceptance, our team prepares all the detailed documentation required to progress
your project to council or private certifier approval. We guide you through every step so you know
exactly what is happening and when.
Step 5: Development Application (DA or CDC)
Depending on your land and project type, we will assemble and submit all necessary documentation
for either a Development Application (DA) or a Complying Development Certificate (CDC). If
additional reports or documents are needed from third-party consultants, we will advise you
promptly. Note: After this stage, no further changes can be made to your architectural plans.
Step 6: The Selections Process
While your application is under assessment, you will begin the exciting selections phase:
– Phase One: Meet with our team at Harvey Norman Commercial to choose your appliances, fixtures, and fittings, for selection of everything from taps and sinks to bathroom accessories. Pricing is reviewed, and your tender is updated accordingly.
– Phase Two: Finalise your selections with our in-house consultant at our Bella Vista Display Home,
ensuring every detail reflects your personal style. Again, we will review and update pricing to match your choices.
Step 7: Construction Certificate & Final Approvals
Once your DA or CDC is approved, we apply for the Construction Certificate with a private certifier, who reviews the approved plans and outlines any final requirements. Our team will guide you through any additional documentation needed. Note: This step is not required for projects
proceeding via CDC.
Step 8: Selection Schedule & Contract Confirmation
We then provide a draft selection schedule and contract confirmation, summarising all your choices and final pricing. These documents form the foundation of your build, so it is important to review them carefully to ensure everything is correct before signing.
Step 9: Final Contract & Pre-Construction Scheduling
Upon your approval of the final documents, we will move into scheduling the works and preparing for
construction. This stage includes engineering documentation, BASIX certification, and coordinating
with your council or certifier. Our team, led by Bob, (General Manager) and Joe (Master
Builder & Owner), ensures every detail is meticulously planned and timelines are realistic.
Step 10: Construction Commencement
Once your contract cooling-off period concludes and, if applicable, your financial institution issues
authority to commence, we issue construction orders and begin work on-site. Unlike many volume
builders, the same dedicated team you met at the start, including Joe, Tomas, and our trusted
trades will remain with you throughout the build, ensuring consistency and accountability.
Step 11: Handover - Welcome to the Elandra Family!
When construction is complete, we will walk you through your new home to ensure everything meets
your expectations. You will receive more than just keys. You become part of the Elandra family. Our
